BSkyB to join Bank of Ireland at Burlington Plaza

Coolbrook Limited and clients of AIB Investment Managers are delighted to welcome BSKYB to Burlington Plaza. BSkyB will occupy the entire fifth and half fourth floor of Plaza One which equates to approximately 34,500 sq ft. BSkyB will join Bank of Ireland who occupy the entire of Plaza Two which equates to 75,000 sq ft.

03/06/2007 Work Begins at Burlington Plaza

Site work has commenced at Burlington Plaza, today. This represents one of the most significant and prestigious office developments in the capital.

This new twin-block corporate headquarters on Burlington Road in Dublin 4, now available for letting through Jones Lang LaSalle and due for completion at the end of 2008.

The buildings will provide 22,328 sq m of prestige office space in two blocks of six and seven stories and in one of the most sought after areas of Dublin. Jones Lang LaSalle, which is marketing the development, is quoting annual rents of €700 per sq m and of €4,000 per car parking space in the underground car park.

Block 1 of the development will have six floors and Block 2 five floors. The high percentage of glazing will maximize views over Dublin 4 to the Dublin mountains. The two blocks can be interconnected or let separately and the lay-out is designed to be flexible as well as efficient.

Among the specifications are chilled beams which are a much more efficient, comfortable and cost-effective system of cooling a building than air conditioning. They make less noise, save up to 30% on running costs and 50% on maintenance, and create a healthier working environment because of the increased number of air changes.

The area is well served with car parking and numerous bus routes and is a short distance from the Luas at Charlemont and the DART stations at Lansdowne Road and Grand Canal Dock.
